House Rules
We have defined the following house rules to protect the safe and equal enjoyment of the use of the house and the premises for all the occupants of the building:
Common Areas – Every Tenant/Roommate is to clean up after him/herself or any guests in common areas.
House Amenities – Furniture, appliances, lamps, tables, desks, nightstands, beds and bedframes are provided as part of the lease. Tenant/Roommate is not to remove, replace or alter furniture in anyway.
Personal Rooms – Should be clean and swept/vacuumed at least once per month. Food and/or trash should not accumulate in rooms at all. Any food kept in personal rooms must be stored in a closed container. Bedrooms must remain clean and free from trash.
Bathrooms – Should be maintained in a clean condition for the common use by all Tenants/Roommates. Only toilet paper should be flushed in the toilet. Bathrooms must remain clean and free from trash.
Laundry Room – Washer and Dryer are provided as part of the lease agreement. Do not use anything other than laundry detergent in the washer and dryer sheets in the dryer. (Balls, additives, beads, etc. are not permitted)
Kitchen – Should be cleaned after cooking. All dishes and cookware should be cleaned after use and left to dry, then returned to proper storage area. NOTE: There is no garbage disposal at the kitchen sink. Food and other items should not be put down the drain.
Guests – A Tenant/Roommate is responsible for ensuring that any guest invited to the premises comply with all House Rules and other stipulations of the Lease Agreement. No overnight guest can stay for longer than 3 days in a calendar month nor more than 10 days in six months without the Landlord’s prior approval.
Smoking and Vaping – No smoking or vaping is permitted on the premises.
Alcohol Use – No alcohol is permitted on the premises.
Drug Use – No illegal drug is to be brought to or used on the premises. Any violation of this rule and authorities will be contacted and tenant will be evicted.
Sound levels (e.g., music, TV): Sound levels should not be loud enough to disturb anyone in the house or for the sound to disturb any neighbors. If it does, when asked to turn down the first time should be done immediately and not raised again.
Pets – No pets are allowed in the house or on the premises.
Parking – There is unassigned parking space available both on-street and in the driveway. All Tenants/Roommates agree to cooperate in using these spaces such that no Tenant/Roommate is blocked or detained from arriving or departing from the property.
Conflict Resolution – Mutual cooperation is necessary for the safe and equal enjoyment of the premises by all Tenants/Roommates. Should disagreements arise, each Tenant/Roommate shall try to resolve the dispute in good faith using clear communication. If disagreements continue thereafter, the Tenants/Roommates will discuss with Landlord to arrive at a resolution.
Privacy – The landlord may enter the Tenant/Roommate’s room for the following purposes: (a) in case of an emergency; (b) to make necessary or agreed-upon repairs or improvements or to provide necessary services; (c) to exhibit dwelling unit to prospective or actual purchasers, tenants, workers, or contractors; (d) when the Tenant has abandoned or surrendered the premises; (e) pursuant to court order; or (f) to inspect living area of Tenant to ensure compliance with all House Rules and Lease Agreement stipulations and requirements. When possible, advance notification of such entrance will be provided as a courtesy.
